Exxir Capital LLC (“Exxir,” “we,” “our,” or “us”) operates exxircapital.com. This policy describes what information we collect, how we use it, and the limited circumstances in which we share it.

What we collect

• Information you submit. Names, email addresses, phone numbers, and messages you send us through contact, careers, or leasing forms.
• Basic site analytics. Standard server logs (IP address, browser, referring page) and aggregate page-view data, used to understand traffic patterns and detect abuse. We do not sell or share this data.
• Public Instagram content. When we display posts from Instagram accounts we own (Paradiso, Jungle, Bareden, Bishop Arts, Live Bishop, Exxir Capital), we read public posts via Instagram’s API using a token that account owners themselves authorize. We store only the tokens needed to fetch posts; we do not access direct messages, follower lists, or private data.

How we use information

• To respond to your inquiries (leasing, careers, partnerships, press).
• To deliver and improve the website.
• To display public posts from our brand Instagram accounts on this site.
• To comply with legal obligations.

What we do not do

• We do not sell personal information.
• We do not share information with advertisers or data brokers.
• We do not use Instagram permissions beyond what is required to display public posts.

Service providers

We use a small set of vendors to operate the site — for example, Railway (hosting), Cloudflare (DNS/CDN), and Meta’s Instagram API (post retrieval). These providers process data only as needed to deliver their service and are bound by their own terms.

Cookies and storage

We use a small amount of browser storage to remember whether you’ve dismissed a banner or seen a welcome splash. We do not set tracking or advertising cookies.

Your choices

• Contact us at info@exxircapital.com to request a copy, correction, or deletion of any personal information you’ve sent us.
• Disable Instagram embeds in your browser if you prefer not to load third-party media; the rest of the site will still work.

Data retention

Inquiry messages are kept while we’re actively responding and for a reasonable period after, then archived or deleted. Server logs roll over within 90 days. Instagram tokens are stored only as long as the account owner keeps the connection authorized; revoking authorization in Instagram immediately invalidates them.

Children

This site is not directed to children under 13, and we do not knowingly collect their information.

Changes to this policy

If we update this policy, we’ll change the “Last updated” date above. Material changes will be flagged on the home page.
